2015 was a banner year for Denver Real Estate

2015 concluded as one of the best real estate markets Denver has ever seen.  By any metric possible imaginable the Denver area has excelled and become one of the most attractive real estate markets not just in Colorado but in the whole country.  With the low supply and high buyer demand in the current market the positive trends exemplified in 2015 may continue well into 2016 and beyond.

In the past 12 months Denver real estate has appreciated a whopping 14 percent.  With this type of value increases many sellers are experiencing record rates of return while buyers in some markets are still scrambling to get homes in contract.  In the metro area over 55,000 homes were sold in 2015 with a total sales volume of around $20 billion dollars (+14.5% vs 2014).

Tight supply of homes coming to market is one of the largest drivers of Denver’s appreciating market.  At the end of December the number of, “active” homes available for sale in the metro area were 4,384.  In the last 30 years the average number of homes for sale at this time has been 13,869 homes for sale.  This 300% decrease in inventory from the thirty year average has helped many sellers experience rates of return.

Demand for housing in the metro area is another driver of this great real estate market.  Rents are at historically high rates in the metro area and many renters are finding it is cheaper to buy than to rent.  With interest rates promising to rise in the coming months and year many buyers who had previously been on the fence are also deciding to lock in lower 30 year rates now before it is too late.  With its legalized marijuana, a favorable business environment, and many other best in class attractions and draws Denver has consistently been one of the top 10 metro areas to move to for many years.  In many markets and price ranges in the metro areas all of these factors have led to bidding wars and multiple bids on properties.

The average time a home or condo took to sell in the metro area in December was 40 days.  There are areas within central Denver that many homes coming to the market are only being marketed less than a week before analyzing competing bids.  Overall, the $300,000-$400,000 real estate market had the most sales in 2015 with 11,754 homes sold.
