MARKETING THE LISTING

  • Create print and Internet ads (Listhub, Zillow, Trulia) with seller's input.
  • Coordinate showings with owners, tenants, and other Realtors. Return all calls - weekends included.
  • Install lockbox if authorized by owner.
  • Prepare mailing and contact list.
  • Full 3D Imagery of your home and “dollhouse” view for marketing.
  • Expose your home to hundreds of qualified out of state buyers via advertising in the Denver Relocation Guide.
  • Generate mail-merge letters to contact list.
  • Order "Just Listed" labels and reports.
  • Prepare flyers and feedback faxes.
  • Review comparable MLS listings regularly to ensure property remains competitive in price, terms, conditions and availability.
  • Prepare property marketing brochure for seller's review.
  • Arrange for printing or copying of supply of marketing brochures or flyers.
  • Upload listing to company and agent Internet site, if applicable.
  • Mail Out “Just Listed” notice to all neighborhood residents.
  • Provide marketing data to buyers coming through international relocation networks.
  • Provide marketing data to buyers coming from referral network.
  • Schedule and coordinate all showings.
  • Contact showing agents to provide written feedback of your property and pricing.
  • Provide a full color brochure of your home.
  • Provide a high tech virtual tour of your home.
  • E-mail a property flyer to over 3000 Denver area agents.
  • Provide “reverse prospecting to customer targeting homes similar to yours.
  • Price changes conveyed promptly to all Internet groups.
  • Reprint/supply brochures promptly as needed.
  • Loan information reviewed and updated in MLS as required.
  • Placement on my personal website, Metro Brokers corporate site, and RE COLORADO.
  • Direct mail to local buyers/neighbors.
  • Social media listing updates.
  • Feedback e-mails/faxes sent to buyers’ agents after showings.
  • Discuss lockbox showing reports and feedback from showing agents with seller to determine if changes will accelerate the sale.
  • Place regular weekly update calls to seller to discuss marketing and pricing.
  • Promptly enter price changes in MLS listing database.
  • Open house upon seller request.
